This property remained empty for 2 months after the landlord struggled to find tenants due to it being in poor condition.

We were able to identify an investor and agree the following terms with the landlord:

  • Fixed guaranteed rent of £1,400pcm for 3 years with an option to extend.

  • The investor will lightly refurbish the property to bring it up to standard.

  • Tenants will be directly and professionally managed by the investor.

  • Repairs and maintenance covered at no cost.

The rent of £1,400pcm agreed with the landlord was the net amount they received due to having no management and maintenance costs or void periods for 3 years.  The landlord went from  having no income for 2 months to a continuous cash flowing property for 3 years.
